The standard size is 300sqm. Larger stands are available on a first come first served basis. We provide larger stands at competitive prices. Contact us here to find a stand to the size that you are looking for.
To purchase your stand/s, we require your I.D (with your full name and I.D number), address, telephone number and email address. Upon your first payment of $200 or $250, we will issue you an Agreement of Sale which will include these details as well as the stand/s purchased. The Agreement of Sale is a legally binding contract between MCM Estates and the client, it constitutes the terms and conditions of the sale of the stand. The Agreement of Sale, thus governs the terms of the sale and purchase, ensuring both parties legal security.
The current price of a residential stand (300sqm average size) is $24k. We provide an affordable payment plan, where you pay monthly instalments of $200 for 120 months (10 years) or $250 for 96 months (8 years) towards the purchase price. There is no interest on this price, and there is no deposit. To secure your stand, you simply make your first payment of $200 or $250 towards your stand purchase.

You may reserve a stand, to secure the stand you want. To reserve your stand, you must pay $100 of the deposit, then pay the remaining $100 within 24 hours. If you reserve a stand this means your stand won’t be sold to anyone else within this period. Once you have paid the full deposit you will get the agreement of sale with your reserved stand number.
Yes. The payment plan is for 96 months maximum as stated in the contractual agreement. However, there is nothing that restricts from paying earlier. This gives you the added benefit of being able to build earlier and/or obtaining your title deeds earlier.
Yes. MCM Estates will give you a discount if you pay for your stand in full. Alternatively, MCM clients may wish to cover a part payment of the purchase price while they start buying materials for their home. You may start building on payment of the full purchase price or sooner on application to MCM Estates based on merit. On approval by the RDC whereupon we get certificate of compliance we will allow clients to build sooner as long as you have a good track record of paying your monthly instalments on time.
Yes, MCM Estates is open to investors who wish to purchase more than one stands. MCM properties capture the interest of property investors because of the reduced risk of ‘land banking’. MCM Estates allows clients to pay interest-free monthly instalments at a competitive rate over a period of 96months. This means that costing (such as legal fees, administrative cost surveying, servicing, pegging stands and architectural drawings etc) is spread out for the benefit of the client, therefore it is essential not to default on payments for the smooth running of the project. Upon signing the contractual agreement (agreement of sale) you have entered into a legal agreement where you are legally obligated to pay the monthly instalments on time. Default of payment can lead to a default notice by litigation in which you may risk losing the stand. To avoid default of payment we suggest paying a buffer amount (minimum of $250-one month of payment), so that if there is a month you are unable to pay, you are always ahead of payments and won’t risk losing your stand.
‘Fully serviced’ under the Zimbabwe Marondera Rural District Council standards is inclusive of water, sewer, and roads. The centralised water system will include boreholes pumped to centralised reservoir tanks which will feed directly into the homes. Tarred roads will be serviced in accordance with the Certificate of Compliance. Sewage will be discharged directly to the council sewer system according to compliance standards.

The cost of building the house structure is estimated at $15,000-$28,000 depending on materials. MCM provides standardised architectural floor plans to their clients free-of-charge and prices will be determined by the building materials you choose from the selected options, as well as cosmetics and finishings.

Maruwa Machanzi Attorneys are registered legal practitioners, who work closely with MCM Estates. They ensure that the company is working in compliant with the legality of land development management and providing any legal support.
As part of the ‘one stop property plan’ MCM Estates provides our clients with free architectural drawings at no extra cost. Drawings are exclusive to MCM Estates created by an approved architect for beautiful housing plans. These are standardised to ensure all residential buildings are uniform and to maintain high standards. We have an exclusive agreement with stakeholders, which means MCM Clients will be able to get the best materials at the best price. Additionally, MCM Estates will supervise any construction of homes on site to make sure we maintain high standards. MCM clients may make modifications inside and change size of the rooms provided they are done by our MCM Estates Architect with an extra fee to be charged on the client.
